One local team for the whole cottage
Whether you're settling an estate, selling the cottage or closing it up after years in the family, we handle everything inside it, from the main cottage to the bunkie, sheds and garage.

Cottage Clear-Outs
We go through the cottage room by room, set aside keepsakes, photos and papers for the family, and clear everything else, including the bunkie, sheds and garage. The cottage is left empty and broom-clean.

Out-of-Town Families
Most cottage families live away. We handle it all by video call, photos and email, so you don't have to make the drive.

Online Estate Auctions
Cottage furniture, tools, outdoor gear and household items are photographed and sold to local buyers through online auctions. The money raised often covers a good share of the clear-out cost.

Cleaning and Junk Removal
Donations are dropped off (with receipts where available), unsellable items are hauled away, and the cottage is cleaned for showing, sale or the next owners.
How it works
Three Simple Steps

Free walkthrough
We visit the cottage (or meet by video call if you live out of town), listen to what the family needs and look at what's there, including any outbuildings.
Written plan & quote.
We sort, sell & clear.
You get a clear plan and a written price before any work begins. No surprises.
Keepsakes are set aside, valuables go to online auction, donations go to local charities, and the rest is removed. You get the keys back to an empty, clean cottage.
Live out of town? We handle it while you're away
Many families with a cottage here live in Toronto, Ottawa or further away. You don't need to take time off or make the drive. We can manage the whole cottage for you and keep you in the loop at every step.
How it works when you're away:
1. Video walkthrough. We walk through the home with you on FaceTime, Zoom or WhatsApp, room by room, and note anything you want kept.
2. Written plan & quote by email. You approve it from wherever you are.
3. Keys made easy. Leave a key with us, a neighbour or your realtor, or use a lockbox.
4. Keepsakes set aside for you. Photos, papers and family items are boxed and labelled, then held for pickup or shipped to you at cost.
5. Photo updates at each stage. Sorting, auction, donations, clear-out and final clean.
6. Final video tour. You see the empty, clean cottage before you hand it over or list it.
Payments can be made online, so you never need to be there in person.

What does a cottage clear-out cost?
Cost depends on the size of the cottage, how full it is, any outbuildings and your timeline. When items sell at online auction, the money raised often covers a good share of the cost. You always get a written quote after the free walkthrough, before any work begins.
Labour: $45/hour · Online auction: 10% of what items sell for · Junk removal: from $150

Frequently asked questions
How do your online estate auctions work?
We photograph and list the items, local buyers bid online over about a week, and winning buyers collect their items on a set pickup day. You receive the proceeds, less our 10% fee.
What happens to things that don't sell?
Useful items are donated to local charities (with receipts where available). The rest is hauled away responsibly.
Do I need to be there?
Not necessarily. Most cottage families live away, so we can manage everything by video call, photos and email. You're just as welcome to be as involved as you'd like.
Can you start before probate is granted?
Often, yes. Securing the home and sorting belongings can usually start early, but check with the estate lawyer before anything is sold. Read more
How soon can you start?
Walkthroughs are usually within a few days, and most cleanouts start within 1 to 2 weeks.
Is there a deposit?
Yes. For estate liquidation and full clearances, the deposit is 25% of the estimate ($1,250 minimum). Cleaning and property-upkeep visits need a $75 deposit. Your deposit is credited to your final bill.
